Granite Run Mall Update: Demolition to begin soon.

Work to begin soon on Granite Run Mall.....

Granite Run Mall Update: BET Investments was in to review their updated plans with Council's Land Planning Committee. Pending Plan approvals, BET hopes to begin demolition in February for a one year + rebuilding of the entire interior of the Mall. The entire Mall will receive a new facade. 
Plans remain for an outdoor, Town Center, walkable facility with JC Penny being reduced to a single (ground) level, a movie theatre moving to the second floor with apparel, dining and a bowling alley on the list of potential tenants. Sears and Boscov's will remain. High end luxury apartments remain as part of plans. 
Council should see BET back with a Zoning change proposal and preliminary land development application in the next few months.  Update Provided by Middletown Township - Delco, PA Republican Party Facebook Page

  2. Apartments in Media--and the Raven--are Section 8. Toll Brothers is Section Luxury. You couldn't afford it Anon 2:13 PM.

  3. Down Rt 1 a mile away there will be 150+ townhomes starting at 205K$ at Ponds Edge and 400 more residences mixed sizes at "Mint City".

  4. Get a grip. If this were truly a Toll project, why would the brand it differently? Just because it's in the family doesn't mean we'll see the typical Toll product. No, I fear this could end up being worse than the mall... good for the Borough's restaurants and nail salons (no retail left), but not necessarily good for Middletown. I wonder if they'll even finish the project. Be afraid, Middletown. Be very afraid.

    2. The McKee group, the Henderson group or Media Real Estate, all local land developers.

    3. None of the names you mentioned have the resources, the name recognition, and the retailer relationships to take on the project. If I was national retailer, BET Investments carries a lot more weight than McKee, Henderson, or Media. This is a big league project, you need a big league developer....

  5. I love the idea of an outdoor town center but it's a hard concept to create successfully. I do a lot of shopping in walkable towns; Wayne, Media, Haddonfield, etc. when the weather is beautiful. The other 75% of the time I'll take the comfort of an indoor mall for shopping.

  6. I am not really sure why the Granite Run Mall didn't perform well...
    It was in a prime location near many jobs (Riddle Memorial Hospital, the YMCA,
    etc.)

  9. I wonder what the one event was that triggered Granite Run's death spiral? What one bad decision led to this? Any ideas?

    1. The bad decision came from the owner group, Simon, There was too much work that needed to be done to the mall so they decided to shift their attention to their Springfield Mall. The Simon Group also owned the Springfield mall. The stores received incentives to move the stores from Granite Run up to Springfield Mall. When Simon was bought out by the previous owners they could not get those stores back because of a deal made with SImon which is why Granite Run was crumbling. I sure the new owners make something great with this spot.

  11. so...it'll be a clone of Concordville Town Centre....? There's already a Costco a few miles down the road (Brinton Lake), and a Whole Foods is apparently going in behind Concordville Town Centre, so I wonder what the "big name" store will be here.,,,

    1. The concordville towne center isn't a walkable mall, that's the big difference. If you've been to their collegeville site, everything is connected and there's a huge selection of food and shopping options, in concord you have to drive to the different stores.
