Super Wawa Shot DOWN? Dollar Store as Gateway to Media?

Could this be Media's new gateway?
With no alternatives other than a mentioned Dollar Store, Media Patch is reporting that President, Brian Hall and the democratic majority are against the proposed Super Wawa.  A store with a potential to bring 35 new jobs, $1 million in contracting revenue and a tax base important to the borough.  Do you think a Dollar Store will care about brick walls and the esthetics of their store?  Show me one where they have?

This is a "By Right" property which leaves the owners with other options, but nothing like a Super Wawa which many in the community were in favor for.  Here we are again with President, Brian Hall mentioning "pedestrian" traffic, which was a big position he had with the Third St. Bridge and the "greenway."   It would be nice if people could walk to the majority of the 35 jobs this business would provide......here in Media!

What about the Traffic Light Synchronization?
It's interesting Media Borough council is this concerned about traffic when they still haven't hooked up the traffic light synchronization.  This was part of the $1.9 million CMAQ (Congestion Mitigation Air Quality) project that's been missed managed for the last 15 years with overruns costing Media taxpayers $200,000. Springfield had a similar project completed in two years.

It's worth recognizing the efforts of Monika Rehoric and Dawn Roe who actually stepped up and showed the leadership to learn more about this project.  Traffic is a concern, but will have to be addressed sooner or later, as something will be built there.  Appears Rehoric and Roe are the only ones who are actively participating in the traffic challenges.

Are Media's elected officials out of touch with the community?  $20,000 for a 5 minute video (INFOMERCIAL) that was hastily approved with a controversial company (never went to bid), and now the opposition to a Super Wawa that many in the community favored based on the alternatives.

  1. HELL NO on a dollar store. I would like Media to represent like the classy place that it is and not like a cheap crap city with a dollar tree in it's entrance.
Has anyone expressed interest or the possibility of just a pedestrian area, park, or public outdoor picnic area?

    2. Rebecca, Steve McDonald would say you are a left leaning liberal who needs to get a clue. In his world 30 gas pumps with all the cars as you enter Media is very impressive. He thinks a WaWa is spectacular. It is not you that needs to get a clue.

    3. Get this straight Dollar Tree or any other Dollar store is NOT going to build a store at that location. Pure scare tactics by you no who.

      >> Which Rebecca are you replying to? If it's me? I don't lean, I am whole-heartedly Liberal and proud of it! You definitely need a hug, {{{hugs}}}. I am pro-WaWa all of the way.

When you travel across the country by vehicle, the first thing you need is a gas station. Out west people are greeted by the "Kum-And-Go". Actual spelling. WaWa is the nicest convenient store chain in the U.S.

  2. Nice Try, Tedman! (Sorry, just wanted to say it before the dissenters do)

I'm envisioning a Walgreens at this location: by-right, cookie cutter, something unspectacular. We'll look just like every other suburban town that now have Walgreens on their corner - boring.

  3. Hellz NO! what.... What kind of neighborhood improvement is that?

Huge question, what exact Dollar Store Company would it be?

Dollar Tree is on the list to boycott for same-sex rights. While Dollar Tree has a higher score than Chick-fil-a, I am very worried we would be accidentally welcoming a bigotted business.

    1. Courtney commented on Patch.com that there is no official proposal by any Dollar Company. Only that some council members are worried about traffic with WaWa.

    2. Rebecca, I was recently in the WaWa in Upper providence and I can tell you from first hand experience there is no same sex bias at that store. On another note how does the Blueberry Bog stay in business?

  4. I have nothing against any Dollar Store as a business but NOT the gateway store to the "Everybody's Hometown" showplace that IS Media. Wawa stores have proven to be rock solid community neighbors- hiring people from the local town, keeping their stores beautiful and safe and generating lots of dollars for a town that is always thirsty for tax money to pay for government services (including the salaries of those borough council members who have to make these choices). I say "Go with the proven winner- a beautiful new Wawa store!" It makes the most sense for our town.

    2. I want a huge/Mega Dollar store at that location. Deals is too expensive and I want value for my dollar. I don't care that it is all from China and the workers make 0.02 cents an hour. It should have a huge sign flashing if possible and sell cheap gas. If this isn't possible then maybe a colossal Chick-fil_A with a big cow on top would do.

  5. Wawa is a local business from within the community. Wawa hires locally, promotes from within, supports community engagement and civic activities. Why in the world would Media Council not choose a local business over a coporation from Virginia? Support local!

  6. We already have a pawn shop in the gateway next to Starbucks why not a dollar store, too? Way to go Borough Council!!

  7. A dollar store is the worst idea they could come up with. Think about it people. It will hurt Deals a bunch and will not bring any people to state street which is what they would like to see with aew business there. How will a Dollar Tree be a positive addition to Media? I don't think it will bring in as much revenue, as many jobs, or people to State Street.

  8. How about the idea of making the area a place for the local kids to go and get off the streets. A Skate/BMX park is something the area really needs. This will keep the kids out of the parking lots and parking garages. I know the kids sometimes don't make the best choices when they are running free on the streets. Give them a place to go and be occupied. I know in the past people have expressed interest in such a place for the kids of our town. Chichester has one and it is a great place for the kids to go.

What the article actually says: "there has been talk of a 30,000 square foot office building..."

Citizens, we have a clear choice. If we don't approve the Super Wawa the only possible alternative is a crack den. You don't want a CRACK DEN do you? Therefore Super Wawa.

  12. I worked at Wawa for 25 years and they make great neighbors. Have someone really review the traffic studies like the citizens in Middletown did for the Mint project. If it can be mitigated to the residents liking and it benefits the community financially and looks visually appealing, then build the Wawa.

  13. I am totally for the Wawa. They are a local business and have no danger of going under and leaving a corpse behind. Please do the right thing Council! Here's our chance to have a solid business that would serve visitors and residents and an opportunity to fix that mess of an intersection...a little creative problem solving and planning coud really do wonders for the gateway to Media!

  14. WAWA should put more than 25 pumps in because 25 of those pumps will be taken up by the 25 police officers on duty. HA HA Power to the people, right on PO PO. Now I have people to meet, hands to shake and babys to kiss. Joe Biden

  15. Police officers keep your town safe, doe doe. Super WAWA, I cannot understand a Dollar Store? Not demeaning the concept but as an older individual giving away a lot of crap I have received over the years, what can you get at the Dollar Store, when you can get a better quality gadget, or whatever it is you need at a quality store on State Street. George Carlin said, we have got too much stuff. Our homes are just storage for our stuff with a roof over it. Possibly, a Dollar Store has a place but for this older babe, I want quality over quantity and not so much plastic. Think of the Stores that are local that need our patronage. Yes, life is about money; however, aren't we learning? WAWA, community based, "hometown workers" who actually care if the parking lot fills with cig butts and will get out there and clean them up. We need more of a community meeting place. Hey WAWA, offer to put a room at the back of store that can be used for civil discourse and maybe people will actually venture out of their homes or "enclaves" and get to know their neighbors and who knows, oe by one we can start to make a better place. Sounds like a song from the 60's. I am old and cannot remember.

  16. Media Real Estate owns the property and wants to make some $$ off it, right? My guess is that open space or a skate park might not pay as well.

What types of business does the Borough lack? Could council try to steer development by offering incentives to help diversify its tax base? It seems like we're pretty well supplied with banks, law firms, restaurants, and gift stores. I think an originally designed, mixed-use development of professional offices, parking, and street level storefronts would be much more interesting and beneficial.

There are already three other gas stations within three blocks. If there’s need for a better gas station; rather than burying and paving more potentially leaking gas tanks in the ground, I'd rather see Wawa redevelop an existing fueling station, like the Luk-Oil across the street (which is still within the Borough). A place to grab some shortys and milk is great, but Wawa’s really in it for the Gas – they won’t build any new stores without pumps anymore.

    2. Disagree. Same thing's planned and approved for the 300 Block of Baltimore Puje - so why isn't it built? Sounds a lot like there's no market for it.

    3. agreed. rather not have the land become another EPA concern. plenty of property used for stations in the area.

I would like a park but, its about the cash. Does anyone know if a complex that could support of couple of stores has been proposed? Maybe even another brewery, just some thoughts.

    4. re "What types of business does the Borough lack?": I wouldn't say no to a fitness center in Media. It would have the benefit of being open 7 days a week and extended hours (unlike office space which would be closed a lot of the time). Maybe all the bankers and lawyers need somewhere to work out during their lunch break?

    5. A fitness center must be needed. I've seen some dude working out before in the Media Elementary playground; patiently waiting behind kids to use the playground structures as gym equipment.

I must say though, that if there's going to be a gas station there - I'd rather it be a Wawa than the BP.

    6. Could a hotel with retail stores on ground level be a viable option for this location?

  17. Without definite facts it is just speculation as to why the project at Baltimore/Manchester has not been started. There could be lack of financing, or MRE is waiting for different economic times.

Another thing I have been wondering, what happened to the planned condominiums set to be built behind the currently vacant lot at Baltimore/Manchester? The multi family dwelling located on that property at Manchester/Jefferson is still standing. In the last few months I saw a real estate listing for the house.

I know that Bob Linn was hired for that condo project and renderings were presented to council, but since then I haven't heard a thing about it.

    1. Bullcrap. If the market was there, the building would have been open by now whether by the original developer or a new buyer. It's abundantly clear there's no market for a mixed use with a parking lot right now, not to mention the clear blight such a vertically significant project would propose. Give it up, snappy.

      Delete
    2. Or you know, a strip of stores with some parking in front, since that is what everyone seems to think works best along that blighted mess that is Baltimore Pike. Or let's just keep building out instead of up, because there's infinite amount of space out there, right? Let's keep it all one story slapped together crap construction. Oh I know, what about an Applebee's? Then we can look like every other dump in this country. Get a clue.

Do you have any evidence to cite? Notice I said it was just speculation why nothing was built there yet. I did not claim to know exactly why.

Go read "The Geography of Nowhere," then come back and talk about development, ok?

      Delete
    3. Why don't you get a clue yourself and stop preaching out of your 'bible'. Building up is an awful idea. You want vertical architecture, there's a city nearby called 'Philadelphia', I suggest you go there.
